Property & money recovery disputes in Chennai
Disputes about who owns a property, who is entitled to be on it, and whether the documents behind it hold up. Follow the flow below to find the situation closest to yours.
Property here means land and building — a house, a plot, a flat or commercial premises. Most of these disputes come down to two questions: what do the documents actually say, and who is in possession.
The matters handled
- Declaration of title
- A court declaration that the property is yours, where someone disputes it or where the records say otherwise.
- Nullifying a void deed
- Setting aside a settlement deed or sale deed executed without authority, by fraud, or by someone who had no right to execute it.
- Injunction
- Stopping construction, alienation, trespass or dispossession while the dispute is decided.
- Recovery of possession
- Getting the property back from a person occupying it without right — including after a sale, or where a permission to stay has ended.
- Partition
- Dividing jointly held or inherited property into separate shares.
- Money recovery
- Recovering money lent, unpaid dues or a sum promised in writing — by a civil suit, or a faster summary suit where the claim rests on a written contract or instrument.
Acting for either side
This practice appears for either side. Whether you are asserting a claim to property or defending one made against you, the work is the same — reading the documents closely, establishing what actually happened, and saying honestly what the case is worth.
How long it takes
A contested property suit in Chennai usually runs 2–3 years to decree, longer if it is appealed. Interim protection, where it is needed, is sought at the outset rather than at the end.
