How to register a tenancy on tenancy.tn.gov.in
In short
Registration is online at tenancy.tn.gov.in: create an account, enter the landlord, tenant and premises details, upload documents and pay. The Rent Authority then verifies the original agreement and issues a Tenancy Registration Number. The Rules require registration within 90 days of signing. Since a Madras High Court Division Bench ruling of 1 June 2026, that number is what opens the Rent Court.
The short version
- Either the landlord, the tenant or a property manager can apply.
- No registration fee is prescribed; the portal levies a ₹100 service charge.
- Registration with the Rent Authority is separate from registration at the Sub-Registrar’s office.
- A renewal is a new agreement and is registered again.
What do you need before you start?#
- The signed agreement, stamped. Stamp duty applies whatever the term; the portal FAQ gives the rates.
- A copy of the landlord’s title document, patta or legal heir certificate.
- Original ID proof of each party, as entered online.
- A power of attorney, board resolution or property management agreement, if an agent applies.
- If the deed is registered with the Sub-Registrar, its number and year; otherwise survey number, subdivision, door number and PIN code.
- A mobile number for the OTPs.
What are the steps on the portal?#
- Sign up with name, district, taluk, mobile and email, and verify the OTP.
- Choose Housing and Urban Development, then “Application for Registration of Tenancy Agreement”.
- Select who is applying and enter both parties’ details, the premises and the duration.
- Upload the documents and pay online.
- Present the originals when the Rent Authority calls you, then download the signed certificate under “Check Status”.
In Hemalatha v. Jeevanantham the Division Bench held a registered agreement to be a jurisdictional requirement for the Rent Authority, Rent Court and Rent Tribunal. Without one, the route is an ordinary civil suit. Decided matters are not reopened; pending ones are decided on merits. What non-registration means is covered in our earlier note.
What happens after registration?#
- The landlord gives the tenant one original registered agreement within 15 days.
- When the tenancy ends or is terminated, the parties inform the Rent Authority within 15 days, in Form II.
- A renewal is treated as a new agreement and is registered afresh.
